It does not publish yield or growth forecasts — for market figures, our Price Index computes median asking prices from our own listings and labels every sample so you can see how much weight it carries.

A Note on Market Figures

You will find confident yield tables and capital-growth percentages across much of the North Cyprus property internet. Very few are sourced. We do not publish them, because we do not hold data that would support them and a fabricated benchmark is worse than none. What we do publish is the BESTATE PROPERTY Price Index: median asking price per m² computed from our own active listings, by city and purpose, with outliers removed and every row labelled by sample size — Established, Indicative, or Collecting. Use it as a reference point, and get location-specific expectations from an advisor who can show you comparable properties.

Four Ways Owners Approach the Market

Match your approach to your capital, your risk tolerance, and how involved you want to be.

1. Buy-to-Let (Long-Term Rental)

Contracts of twelve months or more with local professionals, expatriates, or university staff. Lower management intensity and steadier cash flow, with leases commonly denominated in hard currency. Typically suits city apartments in Girne and Lefkoşa, and units near universities in Famagusta and Lefke.

2. Holiday / Short-Term Rental

Seasonal letting at nightly rates, concentrated in the warmer months. Gross income per night is higher than long-term letting, but so are costs and effort: turnover cleaning, guest communication, dynamic pricing, and platform fees. Requires a rental licence (kira ruhsatı) and stopaj compliance. Typically suits coastal resort developments.

3. Off-Plan Purchase

Buying at construction-stage pricing rather than completed-property pricing. The discount reflects real risk transferred to the buyer: construction delay, developer default, and delayed title separation. Mitigate by checking the master title is unencumbered, seeking guarantees on stage payments, choosing a developer with completed projects you can inspect, and aligning the PTP timeline with the build.

4. Hybrid (Personal Use Plus Letting)

Use the property yourself for part of the year and let it for the rest. Balances lifestyle against income and works best in resort developments with on-site management. Rental income is declared for the let periods.

What Drives Demand Here

Several structural factors support the market, and it is worth understanding them rather than taking a headline growth figure on trust: a large and established international student population across several universities; tourism concentrated on the coast; limited developable coastal land; pricing and rents commonly set in hard currency, which insulates owners from Turkish Lira inflation; and continuing infrastructure investment. None of these guarantee appreciation — they explain where demand comes from.

The Tax Position for Investors

The statutory framework is straightforward and the rates are published. Everything below is computed by our calculator from the schedules in the taxation guide.

Acquisition (Buyer Pays)

Title transfer fee at the band applicable to the buyer, stamp duty of 0.5%, and VAT of 5% on new builds from a VAT-registered developer. Agency, legal, valuation and other professional-service fees are commercial terms and should be agreed in writing in advance.

While You Hold

Owners pay annual municipal property tax under the applicable area, building category and municipal schedule, and managed developments may also charge a separate site-maintenance fee. Rental income is subject to stopaj at 8% on Turkish Lira rents and 13% on foreign-currency rents. Do not assume an exemption applies: confirm the current treatment with the Income and Tax Department for the owner and lease concerned.

On Sale

The seller bears stopaj on the disposal — 2.8% for individuals and 4% for companies — and relief may be available in defined circumstances. Confirm your position with a mali müşavir before agreeing a sale price.

Risk Factors — What Can Go Wrong

This is the section worth reading twice. Title complexity — Exchange and Tahsis titles, and shared title in off-plan projects, each carry their own risks. Developer default or delay — mitigate with guarantees and staged payments tied to milestones. Currency exposure — rents and prices in hard currency reduce, but do not remove, this. Void periods — holiday lets are seasonal by nature; long-term lets near universities tend to be steadier. Regulatory change — acquisition limits, tax rates, and PTP processing have all changed in recent years and can change again. Liquidity — resale takes longer than in mature markets and price transparency is lower, which is precisely why we publish the Price Index.

Then ask an advisor to sanity-check the rent assumption against comparable properties.

Next Steps

Decide whether you are buying for cash flow, capital growth or personal use. Model at least two scenarios, including a pessimistic one, and review the Price Index for the locations you are considering.
