Whether your property holds Turkish Title, Equivalent (Eşdeğer) Title, or Allocated (Tahsis) Title, BESTATE PROPERTY, a member of the Cyprus Turkish Association of Estate Agents, prepares the sale contract and, before marketing, coordinates the checks of the Land Registry records for encumbrances, liens and bank mortgages. Any separate legal opinion is given by an independent TRNC lawyer. For a foreign buyer, under the current, temporary rule (Decree-Law 89/2026), the stamped contract must be registered at the District Land Registry, with the taxes and fees due at that stage paid, and the purchase-permission (PTP) application filed with the Ministry of Interior within one month, or the contract becomes void automatically. For sales made through an estate agent, the Estate Agents Law separately requires registration within 21 days. Which deadline applies, and who registers the contract, depends on the buyer and the deal: we set out the timetable before signing, and a lawyer can confirm it. Where two deadlines could apply, plan for the earlier one.
We help you navigate North Cyprus seller liabilities clearly and transparently. The seller’s tax (stopaj) is withheld by the Land Registry at transfer and worked out on the higher of the sale price or the Land Registry’s assessed value: it comes to 2.8% for private sellers and 4% for professional sellers and companies. For private sellers it is a final tax and is not refunded; for professional sellers and companies resident in the TRNC it is credited against their income or corporate tax. A one-time exemption can apply to one house (with up to one dönüm of land) and one plot, or one dönüm of field in place of the plot, or a workplace of up to 300 m² instead of both; it does not apply to foreigners, whether or not they live in the TRNC, or to professional sellers. By working out transfer duties and tax payments in advance, we help keep unexpected costs out of your net proceeds. The Council of Ministers can lower the private-seller rate in January of any year, so confirm the current rate and your eligibility with a mali müşavir before you price the sale.
