Taxes for TRNC citizens

For standard purchases, consider four main statutory items: VAT (KDV) is typically 5% and payable by the buyer. Title deed transfer duty is standardly 6%; eligible TRNC citizens may use a one-time lifetime 50% discount to pay 3%. Withholding tax (stopaj) is borne by the seller: 4% for corporate entities or 2.8% for private individuals (who may have a one-time exemption). Contract stamp duty is 0.5%, payable upon registry recording. The contract must stipulate which party pays each item.

Transfers by gift

Substantially reduced transfer duty rates apply when property passes as a family gift: 0.2% between parents and children, and 0.4% between spouses or grandparents and grandchildren, with statutory withholding tax payable to the revenue office.

Rates for foreign buyers

Transfer duties for foreign nationals are tiered by nationality and property count. Citizens of countries recognising the TRNC (Republic of Turkey) pay approximately 6% on their first property, 8% on second and third, and 9% on subsequent eligible acquisitions. Other foreign nationals generally pay approximately 9% across their allowed purchases. Exact rates must be verified for the buyer and property prior to signing.

Taxes when renting out a property

Rental income is subject to a statutory withholding tax (stopaj) on gross rent, including rent collected in advance, and the rate follows the currency the lease is written in: 8% on Turkish Lira rents and 13% on foreign-currency rents. Both rates were set by the Decree with the Force of Law published in the Official Gazette on 16 June 2023 and apply to duly stamped rental contracts under the Stamp Law. The liability rests with the property owner and is paid to the Income and Tax Department. Individual landlords whose total monthly rental income is below the statutory monthly minimum wage may apply for formal tax exemption with prior Department approval.

Rental contracts and VAT

Written lease agreements must clearly define rent amount, currency, deposit security, payment intervals, and maintenance covenants. Stamp duty must be settled at the tax office upon contract execution. Where the landlord is a corporate body or commercial operation, VAT regulations may apply, necessitating proper invoice and tax verification.

Annual property tax

Real estate owners in North Cyprus pay an annual municipal property tax to their local municipality. Rather than a flat rate, charges are computed based on covered building area (m²), property construction tier, and the municipality’s published rate schedule. Payments are customarily collected in two annual instalments.
