Foreign nationals acquiring residential property in the TRNC are eligible to apply for a short-term residence permit based on immovable property. The permit is initially granted for 1 year renewable for the first 3 years, and thereafter for 2-year terms once the title deed is officially registered in the applicant’s name.
If the property purchase is made under a registered contract of sale where title deed transfer is pending, the applicant must have paid at least one-third (33%) of the purchase price. Additionally, the formal application for Council of Ministers Purchase Permission (PTP) must be submitted and recorded.
Applicants holding title deeds must substantiate a guaranteed regular monthly income of at least 3 statutory monthly minimum wages (or show its annual aggregate in a TRNC bank account). Where installment payments on a contract purchase are ongoing, the applicant must demonstrate at least 3 monthly minimum wages in addition to the monthly contractual installment.
The property must be a habitable residential dwelling used for that purpose. If its title is divided into shares, one shareholder may receive a property-based short-term residence permit. A second shareholder may be eligible only if no family residence permit has been issued through the first permit; if more than one shareholder receives a permit this way, neither permit can be used as the basis for a family residence permit.
A person with lawful status may act as the supporting sponsor. Subject to the current conditions, eligible family members include the sponsor’s foreign spouse or partner, the sponsor’s or spouse’s foreign child over eighteen with a disability, and—except where the sponsor holds student residence—unmarried children under 25 and unmarried daughters of any age. Other categories apply in defined family circumstances. A family permit cannot extend beyond the sponsor’s lawful stay.
The application must be started through the official Ministry of Interior portal (permissions.gov.ct.tr) within the validity period of the entry visa or other lawful stay. After the District Police Immigration Branch reviews the file, the required health process is completed through the authorised system. The positive health report must normally reach the Immigration Department within 30 days of the application; a documented health-provider or medical delay may allow an extension of up to 60 days.
Under the current consolidated regulation, a property-based short-term residence permit may be renewed within 40 days after the existing permit expires. Different periods apply to student and some family permits. Late applications can trigger delayed-application and retrospective permit charges, and applications outside the permitted route may not be accepted directly by the police immigration office.
