BESTATE PROPERTY

Landlord & Letting Guide

Why rent out your property with BESTATE PROPERTY?

North Cyprus rental income is commonly agreed in GBP, EUR or USD. From tenant checks and tailored lease documents to tax coordination and property management, BESTATE PROPERTY helps owners run the letting process clearly.

01

Hard-currency yields and dynamic rental pricing

Residential and commercial leases in North Cyprus standardly trade in British Pounds Sterling (GBP), Euro, or US Dollars—shielding landlords against currency fluctuations. We analyze localized rental demand curves, student calendars, and seasonal tourist influxes to price your property for maximum occupancy and optimal annual yield.

02

Rigorous tenant screening and financial vetting

Securing dependable, respectful tenants who pay reliably and maintain your property is our primary objective. Our comprehensive screening protocol evaluates proof of employment, institutional affiliations, creditworthiness, and previous landlord references before any agreement is presented for your review.

03

Clear lease contracts and deposit terms

We prepare robust tenancy agreements and present them for your review before anything is signed. Every lease sets out the rent and payment schedule, the currency, rent-review terms, maintenance responsibilities, house rules, notice and termination terms, and an itemized fixtures-and-fittings inventory. The security deposit and the conditions for its return are written into the lease to avert disputes. The lease is subject to stamp duty (pul vergisi), settled at the tax office when it is signed. Any separate legal opinion on a lease is given by an independent TRNC lawyer.

04

Statutory tax compliance and rental withholding guidance

Rent from property in North Cyprus is taxed by withholding (stopaj) on the gross rent, including rent received in advance. The owner or their representative pays it to the Income and Tax Department (Gelir ve Vergi Dairesi), and each calendar month is a separate tax period. The rate is 8% where the lease is in Turkish lira and 13% where it is in a foreign currency. These rates were introduced by a temporary decree of 16 June 2023 and are still applied by the Income and Tax Department in practice (September 2026). Rates can change, so confirm the rate for your lease with a mali müşavir before you set the rent. A landlord whose total monthly rent is below the monthly minimum wage and who has no other income can be exempt from rental withholding, but only with the Tax Department’s approval obtained in advance. The exemption does not apply to owners who are not resident in the TRNC, or to property held in a business. We keep your rent records organized and ready for your mali müşavir.

05

Turnkey property management for overseas owners

For landlords residing abroad or managing busy schedules, our property management division provides end-to-end oversight. We handle tenant check-ins and check-outs, utility meter handovers (Kıb-Tek electricity and municipal water), rent collection monitoring, and vetted contractor repairs with transparent accounting.

06

Tailored long-term vs. short-stay strategies

Depending on your property’s location—whether walking distance to universities in Girne and Famagusta or adjacent to coastal resort amenities in Iskele—we formulate the ideal strategy: stable 12-month expat/corporate leases or high-yield holiday rentals. Letting a home for stays of 60 days or less counts as short-term letting under the Holiday Homes Law: before it is let to guests, the home must be registered (sicil belgesi) and must hold an operating permit (işletme izni belgesi), and the operating permit is renewed annually.

07

Rapid marketing to minimize vacancy

Vacant properties erode annual yield. The moment a vacancy arises, our multi-channel marketing engine deploys high-resolution photography, virtual tours, and direct alerts to our registered tenant waiting lists, filling vacancies with qualified occupants in record time.
