This guide covers the three main rental strategies in North Cyprus — long-term residential, holiday letting, and student accommodation — with the tax rules, licensing requirements, and management options for each. Statutory rates are given; yield figures are not, because they depend on what you paid and what you can actually charge. Use the calculator with your own numbers.
Each suits different locations, owner involvement levels, and income objectives.
Tenants are typically local professionals, expatriate families, university staff, and civil servants. Leases usually run a year, renewable, with one to two months' deposit, and are commonly denominated in hard currency. Management demand is low: rent collection, an annual inspection, and maintenance coordination. Best suited to Girne centre and its western coastal strip, Lefkoşa, and the university zones of Famagusta.
Guests are tourists, holidaymakers, and visiting families, with pricing that swings sharply between the summer peak and the winter low season. Platform commission and payment processing take a meaningful share of gross income. Management demand is high — turnover cleaning, check-in and check-out, guest communication, pricing, and laundry. A rental licence (Kira Ruhsatı) is required, and stopaj applies at 13% on foreign-currency gross rent or 8% on Turkish Lira rent. Best suited to coastal resort developments.
Tenants are university students, with leases running roughly nine to ten months from September, often prepaid per semester and frequently with a parental guarantor. Management demand is moderate: semester turnover and higher wear. Demand concentrates tightly around campuses — Famagusta for EMU, the Gönyeli and Marmara areas for NEU and METU NCC, Lefke for EUL, and Girne for GAU and ARUCAD. Summer voids are normal; some owners offer a twelve-month lease at a modest discount to retain a tenant across the break.
Gross yield is annual rent divided by purchase price, and it is the number most often quoted and least often useful. Net yield is what reaches you, after management fees, maintenance, insurance, void periods, and stopaj. The gap between the two is routinely several percentage points, and it is wider for holiday lets than for long-term ones. Put your own purchase price and realistic achievable rent into the calculator rather than working from a published range — and check the rent assumption against comparable listings before you rely on it.
TRNC applies stopaj to gross rent, together with the filing and declaration rules published by the Income and Tax Department.
8% of gross rent where the lease is denominated in Turkish Lira and 13% where it is denominated in foreign currency (GBP, EUR or USD). The rates were set by the Decree with the Force of Law published on 16 June 2023 and cover rent accrued in advance as well as ordinary rent. The owner or the owner's representative is responsible for paying the amount to the Income and Tax Department. Confirm the current filing and payment timetable for the specific lease.
The Income and Tax Department publishes a rental declaration form and the applicable filing timetable. Whether a further annual income-tax return, credit or final assessment applies depends on the owner's residence, legal form and other income. Do not assume that a low rent, a single property or personal ownership creates an automatic exemption. Any exemption or reduced treatment must be supported by the rule in force and accepted by the Income and Tax Department before it is used in a calculation.
Keep invoices and proof of payment for maintenance, repairs, management, insurance, finance and professional services. Which costs are deductible, and whether deductions affect the owner's final tax position, depends on the applicable tax regime; confirm the treatment before presenting a net-return figure.
A tourism stay of 60 days or less falls within the Holiday Homes Law. Before operating, the owner, authorised representative or operator must register the home with the Tourism Planning Department and obtain both a registration certificate and an operating permit; the operating permit is renewed annually. Long-term residential letting follows a different contractual, tax and local-authority process, so do not apply the holiday-home rules to every lease. Many owners living abroad prefer local management because tenant communication, maintenance, utilities and tax administration require someone to be available on the island. Three models are common, and fees are commercial terms that vary between providers — get them in writing.
Marketing, viewings, tenant vetting, contract preparation, rent collection, stopaj remittance, maintenance coordination, utility and meter management, periodic inspections, and financial reporting. Charged as a percentage of rent. Best for hands-off owners, holiday lets, and multi-unit portfolios.
The agent collects rent, remits stopaj, and transfers the net amount to you; you handle maintenance and tenant issues. Charged at a lower percentage than full management. Best for owners who visit regularly and have settled long-term tenants.
You appoint a trusted local contact under power of attorney. No management fee, but the full operational burden falls on that person. Only viable where the representative is genuinely reliable and available.
Every strategy has a predictable weak point. Long-term lets lose time to tenant turnover. Holiday lets are quiet from late autumn to early spring unless you actively market the off-season to winter-sun, golf, or corporate guests. Student lets empty over the summer break. Build the void into your projection from the start — a yield calculated on twelve months of full occupancy is not a forecast, it is a best case.
A lease should record: full details of both parties (passport or Kimlik), the property address and title reference, the rent amount and currency, payment dates and bank details, the term and renewal terms, the deposit and the conditions for its return, an inventory of furniture and appliances with condition photographs, the split of maintenance responsibilities (landlord for structure and systems, tenant for day-to-day), termination clauses and notice periods, dispute resolution before the TRNC courts, and an explicit stopaj clause stating who accounts for the tax.
